Foundation Repair in Bixby, OK

River bottom sand on one side of town, heavy clay on the other, and a lot of slabs poured in the last ten years.

Bixby by the numbers. Population about 30,000. Median year built about 2002. Owner occupied about 76 percent. Median home value about $300,000. Source: U.S. Census Bureau, American Community Survey 5 year estimates.

Bixby is the only suburb in the metro that the Arkansas River cuts right down the middle. That matters more for your foundation than anything else about the town. North of the river, off Memorial and 111th, you're on the same expansive clay as south Tulsa. Down in the old river bottom around downtown and the sod farms, you're on sandy alluvium that drains fast and moves differently. Head south past 151st toward Bixhoma Lake and the ground climbs back onto clay and sandstone. Three soil stories inside one zip code. We've had a job on 121st and a job on 151st in the same week that needed opposite fixes.

Neighborhoods we work in

We cover all of Bixby, north and south of the river. That includes the older homes around downtown and the River District, Southern Memorial Acres and the 1980s streets off 121st, White Hawk and The Trails at White Hawk off 141st and 151st, Seven Lakes, Indian Springs Estates, The Legends, Cedar Ridge Club, Willow Springs, Pecan Ridge Estates, Eagle Rock, and the newest builds going in at Rowan Grove near 131st and Mingo. We also handle the acreage properties out east toward the Wagoner County line.

Soil and drainage in Bixby

Bixby got called the Garden Spot of Oklahoma for a reason. The land along the river is deep sandy loam, which is why the truck farms and later the sod farms did so well there. That same sandy soil is kind to foundations in a dry year because it doesn't shrink. The problem is water. The river bottom is flat, the water table is high, and when the river runs big, like it did in May 2019 when Riverview Terrace and Johns Park were on evacuation watch, the ground under those homes stays saturated for weeks. Saturated sand loses bearing strength. Slabs in the bottomland tend to settle slowly and evenly rather than crack at a corner, which is easier to miss and easier to fix if you catch it.

North and south of the bottomland, it's clay. North Bixby off Memorial and Sheridan is south Tulsa clay over shale, the same stuff that swells in April and shrinks in August. South Bixby past 161st rises into rolling clay and sandstone, and the lots out there were usually cut and filled to get a flat pad. Those are the homes that show a corner crack after a summer like 2011 or 2022. Drainage is the multiplier everywhere. Bixby sits low and flat, so a yard that doesn't slope away from the house holds water right against the grade beam.

What Bixby homes are built on

Almost everything built in Bixby since 1980 is slab on grade. The growth since 2000 off 121st, 131st, 141st, and 151st is all post tension or conventional slab. The older homes near downtown, along Dawes and Armstrong and the streets around the old Midland Valley rail line, are pier and beam from the 1910s through the 1950s with crawl spaces that sit close to that high water table. A few homes in the older subdivisions have a slab addition tacked onto a pier and beam original, and that seam is the first place we look.

What we've been seeing lately

New build settlement is the big one. Homes in White Hawk and The Trails built between 2016 and 2018 are hitting the age where fill settles and the slab follows. We see hairline cracks over garage doors, interior doors that bind in spring, and tile cracks running in a straight line. In the bottomland neighborhoods we're doing more crawl space work, mostly vapor barriers and sump pumps for older pier and beam homes that stay damp. Along 121st in Southern Memorial Acres we've leveled several 1980s slabs that dropped on the back corner after the trees matured.

The right fix for Bixby soil

On clay in north and south Bixby, helical piers are the standard fix. They screw down past the active clay to a load bearing layer and the house stops riding the seasonal swell. In the sandy bottomland we'll often recommend push piers or helicals with a deeper target, because the bearing layer sits lower and the top layer is loose. For a slab that's settled under an inch with no structural cracking, polyurethane foam leveling lifts it in an afternoon without piers. And for pier and beam homes near the river, crawl space repair with proper drainage usually does more good than new piers. Every job starts with a foundation inspection and a floor measurement.

Bixby foundation FAQs

Is the sandy soil in Bixby better for foundations than Tulsa clay?

In a drought year, yes. Sand doesn't shrink the way clay does. But sand loses strength when it stays saturated, and the Bixby river bottom floods and holds water. The failure looks different. Slow, even settlement instead of a cracked corner.

My house is north of the river. Does that change anything?

It does. North Bixby off Memorial and 111th is on the same expansive clay as south Tulsa. Expect the clay playbook: corner settlement in dry years, heave in wet springs, and helical piers as the fix.

Did the 2019 flood damage foundations in Bixby?

Some. Homes in Riverview Terrace, Johns Park, and Southtown had saturated ground for weeks. Most showed nothing right away, but we've since seen settlement in a handful of those homes as the soil dried back out unevenly.

Are new builds in White Hawk and Rowan Grove really settling already?

Some are. Years two through five are when disturbed fill under a new slab finishes compacting. If a door starts rubbing or a crack opens over a window in a home that age, get it measured before the builder warranty runs out.

Do you do free inspections in Bixby?

Yes. Every inspection in Bixby is free with a written quote. We measure the floor with a zip level and show you the numbers before we talk about a fix.
