Heavy clay, slope issues off the ridge, and drainage that hates everyone's foundation.
Owasso has its own foundation flavor. Lots of homes are built on or near the ridge that runs north of 96th Street. That means slope, which means drainage, which means water moving in directions your builder probably didn't plan for. Plus the soil up there is some of the heaviest clay in the metro.
We cover the full Owasso area. That's Lake Valley, Bailey Ranch, Maple Glen, the Champions Club neighborhoods, Hickory Hills, Stonebridge, and the newer builds off 116th. We also work the unincorporated areas between Owasso and Collinsville.
Owasso soil is heavy Pawhuska clay, even more expansive than what you'll find further south. We measure 14 to 17 percent expansion when fully wet. Combine that with the slope on properties off the ridge and you get differential movement. One end of the slab goes one way, the other end goes the other.
We've been doing a lot of pier and beam leveling in older Owasso homes, plus crawl space encapsulation on properties where the slope traps water. A few full slab pier jobs on newer homes in Lake Valley where year 5 settlement showed up suddenly.
Owasso jobs typically run inside the same range as the rest of the Tulsa metro:

Same methods, different emphasis. We use helical piers more often in Owasso because pier and beam homes are common, especially in older neighborhoods.
Most Owasso foundation problems start with drainage. We can usually point at the gutter, the grade, or the downspout that's the actual cause. Fix that and the foundation work lasts.
Yes. We do polyurethane leveling on pool decks all over Owasso, usually same day, full lift, ready to swim that evening.
