Foundation Repair in Tulsa OK

Settlement, cracking, bowing walls, sloping floors. We fix them. Free inspection across the metro.

Foundation problems in Tulsa aren't rare. They're the rule. Our soil is expansive clay over shale, and it's been moving under your house since the day it was built. Most homes handle it for a decade or two before something gives. Then a crack shows up over the front door, or the back bedroom floor starts to feel off. That's when you find us.

We've worked on every foundation type in this town. Slab on grade in newer suburbs like Broken Arrow and Bixby. Pier and beam in older Maple Ridge and Brookside homes. Full basements (rare in Tulsa, but they exist in the older parts of Midtown and the Pearl District). The fix depends on what your foundation is, what's moving, and why.

Signs you have a foundation problem

You don't need a degree to spot foundation movement. You need to know what's normal settling versus what's a real problem. Here's what to look for.

  • Stair step cracks in brick. Diagonal cracks following the mortar lines, usually on a corner. Almost always foundation movement.
  • Cracks above doors and windows. Horizontal or diagonal cracks in drywall or stucco above an opening. The frame is shifting.
  • Doors that suddenly stick. If a door that worked fine for years now scrapes the jamb or won't latch, the frame moved.
  • Floors that slope. Roll a marble across the floor. If it picks a direction and goes there, your floor isn't level.
  • Gaps between trim and wall. Crown molding pulling away. Baseboard with a visible gap to the floor. That's the wall moving relative to the slab or vice versa.
  • Visible cracks in the slab. Hairline cracks are normal. Anything wider than a credit card edge needs eyes on it.
  • Wet crawl space. Standing water under the house means drainage is failing, which means soil is moving, which means your foundation is next.

What's actually happening under your house

Tulsa's clay soil is full of a mineral called smectite. It absorbs water like a sponge. When the spring storms roll through, the clay swells and pushes up on whatever's sitting on it. Your foundation. When the August heat dries it out, the clay shrinks back down and the foundation drops with it. Repeat that for 30 years and even a well built slab develops cracks, sags, and uneven spots.

The houses that move the most are the ones with:

  • Bad drainage. Gutters that dump water next to the foundation. Negative grade against the house.
  • Big trees within 15 feet. Roots pull moisture out and leave voids.
  • Plumbing leaks under the slab. Hot water lines under a slab leak in the worst possible spot.
  • Poor compaction during the build. Common in fast subdivisions during the 2000s boom.

How we fix it

The fix depends on the foundation. We don't push one method because it's easy to sell. We use what works.

Steel push piers

For slab homes and heavier loads. Galvanized steel tubes get hydraulically driven through the foundation footing until they hit load bearing soil or bedrock. Then hydraulic jacks transfer the weight of the house onto the piers and lift the foundation back toward where it was supposed to be.

Best for: slab on grade, heavier 2 story homes, brick veneer construction.

Helical piers

Screwed into the ground with a hydraulic torque motor instead of hammered. Best for lighter loads (pier and beam, additions, decks) and for spots where vibration would hurt nearby slabs. More on helical piers.

Carbon fiber wall reinforcement

For bowing or cracked basement walls. Carbon fiber strips bonded to the wall stop further movement and don't take up interior space. Useful in older homes around East 11th and the Pearl District.

Polyurethane concrete leveling

For sunken slabs that aren't part of the structural foundation. Driveways, garage floors, pool decks, sidewalks. We drill dime sized holes, inject expanding poly under the slab, and lift it back into place. How concrete leveling works.

Crawl space and pier and beam leveling

For older homes with crawl spaces. We add or replace piers, shim joists, and address drainage so the moisture cycle stops bending your structure. Crawl space services.

What a job actually costs

Tulsa foundation repair pricing is honest math. It depends on:

  • How many piers you need (usually 4 to 18)
  • How deep the load bearing soil is (10 to 30 feet typical)
  • What kind of pier (push, helical, segmented)
  • Access (interior piers cost more because we have to cut concrete)
  • How much lifting is involved

Real ranges we see in this metro:

  • Minor crack injection: $500 to $1,500
  • Concrete leveling on a driveway or patio: $800 to $3,000
  • Standard pier install (6 to 10 piers): $5,500 to $12,000
  • Heavy settlement repair (12+ piers, multiple sides of the house): $14,000 to $25,000+
  • Basement wall stabilization with carbon fiber: $4,500 to $9,500

You'll get an honest number after we look. Not over the phone, not based on photos. We come out for free.

Insurance question. Most homeowners policies don't cover foundation movement from soil expansion. They do sometimes cover damage from a plumbing leak, which can also be the trigger. We'll help you figure out if you have a claim worth filing.

FAQs

What are the first signs of foundation problems in Tulsa?

Stair step cracks in brick, doors that suddenly stick, gaps between trim and wall, sloping floors, and cracks above windows or doorways. If you see any of these and they're new, get an inspection.

How long does foundation repair last?

Properly installed steel piers driven to load bearing soil or bedrock last the life of the house. That's why we offer lifetime transferable warranties on pier work.

Do I need to move out during repairs?

Almost never. Most jobs let you stay home the whole time. You'll hear hydraulic equipment for a few hours a day but you can keep living there.

Can foundation repair raise my home value?

It protects it. A house with documented foundation repair and a transferable warranty often sells smoother than one with visible cracks the buyer can spot during a walkthrough.
