Foundation Repair by Tulsa Neighborhood

A 1925 Maple Ridge house and a 1998 South Tulsa house fail in completely different ways. These pages cover what the housing stock in each neighborhood does to foundations and what the repair usually looks like.

Maple Ridge

1910s to 1930s. Pier and beam under big houses, some full basements, hundred year old oaks next to the footings.

Brookside

1920s to 1950s bungalows and ranches between Lewis and the river. Crow Creek drainage and cast iron under slab.

Florence Park

1930s to 1950s Tudors and cottages on pier and beam. Sister joists and new piers is the usual job.

Midtown Tulsa

Everything from 1920s crawl spaces to 1960s slabs between the river and Yale. The fix depends on the block.

Cherry Street

1920s to 1940s bungalows off 15th. Renovated on top, original piers underneath.

Kendall Whittier

Streetcar suburb bungalows from 1909 on. Renovation wave is finding the foundation problems the old owners ignored.

Lortondale

1950s Honn mid century moderns on slab with ductwork cast in the concrete. Push piers and careful leveling.

South Tulsa

1970s to 2000s slab subdivisions south of 71st. Classic clay swell and shrink settlement.
